A German concept with British investors for Romanian employees
The newest office project which is ready to open his doors to its tenants it is called SWAN and it looks like a British stateliness oasis in the turmoil of Pipera road. The employees of the companies that will relocate in SWAN starting with March 2011 will be able to say that he is getting to work on Royal entrance, walking at noon on his lunch break on Thames boulevard or that he has the office in Windsor building. And all this at a reasonable distance from his Bucharest home.
Beyond the reverie evoked with naturalness by the three buildings that compose SWAN, the elegant streets with green areas ,or the restaurants who invite you to continue your negotiations on a lunch time, a keen eye will observe those advantages that make the real difference between SWAN and other office buildings, which are pretending to be A Class.
The office space is carefully organized so that any tenant can set its own subdivision because the available space starts from 350 sqm to 3,000 sqm per floor. Each tenant will have individual metering, so that they will have to pay only what they consume. According to a German standard that is representative for the entire project, no work desk is situated at more than 7 meters from the natural light source. Bogdan Voica, Development Leasing Manager for SWAN, says that ''in Romania these international standards are a matter of ‘’work in progress’’, being now only a reachable thing. That is why the notion ‘’A Class Offices – Romanian Standard’’ it has started to be used’’, Voica states. By comparison, SWAN is A Class Office International recognized , similar with the ones in Paris, London or Berlin. The project’s concept is German, while the management has been provided by British. SWAN was funded by the British company Chayton Capital, having as main leasing agents Colliers, King Sturge and Jones Lang LaSalle.
The office and commercial complex will be launched in March 2011 and it promises to bring the entire area at international standards using few initiatives which will be revealed shortly.
